For property managers

What Does a Property Need to Provide for a Micro Market, and How Does Restocking Work?

By Sam Johnsen, founder, Cache Markets · Published

TL;DR Your property provides three things: a visible spot near a fixed traffic point (a lobby, mail room, or clubhouse), a standard outlet, and Wi-Fi for the tap-to-pay kiosk. Cache Markets installs, stocks, restocks, and services the market at no cost to the property. There is no revenue share by default. Notice and install timing are written into a one-page letter of intent, and we provide a certificate of insurance for your location before install.

Short answer: a spot, an outlet, and Wi-Fi

When we talk with community managers in Salt Lake, Sandy, Draper, and Lehi, the question usually comes in two parts: "What do you need from us?" and "Who keeps it stocked?" The answer to the first is short. Your property provides a visible spot that residents pass every day, a standard outlet, and Wi-Fi for the kiosk. The answer to the second is also short: we do.

Your team does not order inventory, count cash, clean out expired items, or call a repair line. The market is a resident amenity your staff can point to on tours without adding work to their week.

What your property provides

  • A spot near a fixed traffic point. A lobby, mail or package room, or clubhouse works well. The goal is one place most residents already walk past. For help choosing, read how much space a micro market needs in an apartment building.
  • A standard outlet. The market plugs into a standard outlet near the spot.
  • Wi-Fi. The tap-to-pay kiosk needs a connection. The property provides the Wi-Fi.

That is the list. There is no equipment to buy and no cost to the property.

How restocking works

Restocking is our job from day one. Here is how we approach it:

  1. We stock the market at install. The first selection is snacks, drinks, and everyday essentials, tuned to your building.
  2. We restock based on what sells. We restock on a regular schedule based on what sells at your building, and we adjust it as we learn what residents buy.
  3. We adjust the mix. Items that sell stay, and items that do not get swapped out. Over time the shelves reflect your residents, not a generic list.
  4. We service the equipment. If something needs attention, we handle it. Your team is not on the hook for repairs.

If you want to know when we will be on site, just ask.

Salt Lake, Sandy, Draper, and Lehi properties

Most Utah communities we walk have an obvious fixed traffic point. In mid-rise buildings near TRAX and FrontRunner in Salt Lake, Sandy, and Draper, it is usually the lobby or package room. In garden-style communities in Lehi and Utah County, it is often the clubhouse near the mail kiosks. Either way, the property's part stays the same: the spot, the outlet, and the Wi-Fi.

Insurance, notice, and install timing

  • Insurance: we provide a certificate of insurance (COI) for your location before install.
  • Notice period and install timing: agreed with each property and written into a short, one-page letter of intent (LOI).
  • Revenue share: none by default. The market is a free resident amenity.
  • Cost to the property: none. Cache installs, stocks, and services the market.

Start with a free walkthrough

  1. We walk the candidate spots with you and check for a standard outlet, the Wi-Fi signal, and foot traffic at each.
  2. We follow up with a recommended spot and a one-page LOI for your regional manager or owner.
  3. Once the LOI is signed and we have provided your certificate of insurance, we schedule the install on the timing in the LOI.

If your building is not a good fit, we will tell you. We serve apartment communities from Provo to North Salt Lake, including Salt Lake, Sandy, Draper, Lehi, and the rest of Utah County.
